The Jurupa Valley Industrial Market
Jurupa Valley is one of the youngest cities in California and one of the most important industrial corridors in the Inland Empire. Stretched along State Route 60 between Ontario and Riverside, the city inherited the Mira Loma warehouse belt — one of the earliest big-box logistics concentrations in the region — and the Union Pacific’s intermodal operations that helped create it. For freight, the geography is simple: the 60 through the middle, the I-15 on the western edge, and rail infrastructure that most Southern California cities simply do not have.
That rail access defines the market’s character. Mira Loma’s distribution base grew up around the UP auto and intermodal facilities, and the corridor remains a natural home for import distribution, auto and parts logistics, and users whose supply chains ride the railroad. The eastern end of the city runs into the Agua Mansa industrial corridor — shared with Riverside, Colton, and Rialto — a genuinely heavy industrial district with the zoning, parcel sizes, and utility infrastructure for uses that struggle to find a home anywhere else in Southern California: recycling and processing operations, materials handling, energy infrastructure, and outdoor-intensive industrial.
Ownership in the big-box segment is heavily institutional, and those buildings cycle through national logistics tenants the way the rest of the corridor does. The more distinctive opportunity set is in the market’s in-between spaces: older freestanding buildings on large lots, truck and trailer yards serving the rail and warehouse base, and heavy-zoned land in Agua Mansa. Truck parking and IOS demand along the 60 is persistent for the same reason it is everywhere in the IE — the warehouses keep generating trailers, and entitled yard supply does not keep up.
